This desk will track list versus sale prices, inventory, and days on market (DOM) so first-time buyers can read the local picture — not only national headlines. Live dollar medians and listing counts are not published here yet (Coming soon), so we do not invent numbers.

Will show how asking prices relate to what buyers actually pay — critical for budgeting and offer strategy.
How many homes are for sale affects competition. More listings can mean more time to decide; fewer can mean faster decisions.
How long homes typically sit before going under contract — a timing signal when planning showings and contingencies.
Once this desk is live, it will give first-time buyers a plain-English snapshot of the market where they are shopping — not a national headline alone. The goal is to answer: Are sellers asking more than buyers are paying? Is inventory rising or falling? Are homes moving quickly or sitting?
List price is what a seller asks. Sale price is what a buyer and seller agree to in a closed deal. They are not the same number, and they often come from different months or geographies in published reports. Mixing a July sale median with an August list median without saying so is how people get confused about whether the market is “up” or “down.”
For the Tampa–St. Pete–Clearwater metro (when we publish figures), City of Tampa alone, Pinellas coastal pockets, and inland Pasco can behave differently. First-time buyers need the Bay-area picture that matches where they are actually shopping — and then a ZIP-level conversation with their agent and lender about the street they care about.
Until we publish cited figures here, treat every local median you see on social media as something to verify: same geography, same property type (single-family vs condo), and same as-of date. We will not invent live market numbers to fill this desk.
What to watch
- When this desk goes live: list-versus-sale gap — it tells you whether buyers are paying close to asking or negotiating room exists.
- Inventory and days on market (DOM) together — they explain how much competition and time pressure you may face when touring.
- Always match metro vs city labels before you trust a headline number for your budget.
